The investment opportunities come in four different packages:
Buy To Rent
The property investor purchases apartments or villas from First Choice Homes who are then responsible for the letting and management of the property.
The property investor owns the properties in his/her own name (or a nominee of their choice) and First Choice Homes guarantee a return based on a percentage of the purchase price of the property, typically between 8 and 10%.The property investor has a guaranteed investment return which can be taken as a quarterly, six-monthly or annual income and of course still enjoys the capital appreciation on the property.

Land Development
The property investor purchases Development Land from First Choice Homes in a planned property development to be managed and developed by First Choice Homes. The actual investment is restricted to the development land and does not include any responsibility for the development construction of infrastructure or residential properties. This minimises the risk to the investor as the development company is responsible for all future construction and development expenses.
The investor's returns are guaranteed at outset as a fixed return on the land investment, payable upon sale of the land and typically in the region of 50% return on investment. The land is registered in the investor's name (or a nominee of their choice) which secures the investment and a separate development agreement clarifies the responsibilities of the development company. Click here for more details on Land Development investment opportunities.
Property Development
The property investor invests in a planned property development and becomes a partner in the development project. The investment is secured through a charge on the development land and shares in the development company are transferred to the investor.
The investor's returns are a combination of guaranteed returns fixed at outset (typically in the region of 50% return on investment) and a share of the development profits. The original investment plus the guaranteed return is repaid to the investor before the development company is allowed to allocate any profits for distribution. Show Home or Show Apartment
The property investor purchases a show home or show apartment from First Choice Homes.
The extra discount given on the show home or show apartment represents the investor's gain. Typically discounts of 25-35% are given in return for access to the property by appointment for a maximum period of two years. The investor may live in the property throughout that period.
At the end of that time period the investor can instruct the developer to sell the show home with all profits going to the investor or the investor may continue to live in the home without further obligation. Gains come from both the initial discount and any price appreciation in that two year period. 50% returns on investment are usual.
Actual returns will vary from development project to development project and reflect both the nature of the planned development and the investment risk. i.e. Show home or property development. All of the investment opportunities available through First Choice Homes have a Guaranteed Return element. This minimises the risk to the property investor and means that they understand up front what their minimum returns will be.
Furthermore, the property investment opportunities are structured to ensure that the initial investment sum and the Guaranteed Gain are returned to the investor before the development company receives any profits itself. This ensures that the development company can only gain from the development after the investors have already seen a substantial return themselves. A good incentive that works in all parties interests!
Remember, our Guaranteed Returns are there to remove the risk to the property investor, but any gains beyond those guaranteed returns and the time required to realise gains from property or land sales cannot be guaranteed. Traditionally land is one of the very few investment commodities that has shown a steady increase in value and very rarely, if ever, dropped. In the last 12-24 months in the Pattaya region we have seen increases well in excess of 100% on basic development land values, in some areas well in excess of 500%! After all as the old adage goes, "land, they aren't making any more of it!".
Mindful of the prudent approach of most investors, First Choice Homes have structured our investment opportunities to ensure maximum investor protection.
Buy To Rent investors legally own the properties in their own name or a nominee of their choice and receive the rental income at regular intervals as agreed. No risk to the investor as they have their guaranteed returns and never have to give up possession of the property.
Property Investors with our Land Developments and Property Developments have their investments secured against the transfer of land ownership documents in to the investor's name (or a nominee of their choice) or legally registered charges or liens on the land. Development land is subdivided into easily sellable plots and the investor then only releases ownership of these sub-divided plots on receipt of their original investment and guaranteed gain. Nothing could be simpler or more transparent!
In the case of a Show Home or Show Apartment investment, the house title deed papers are transferred into the investors nominated ownership. At the end of the agreement term, the investor decides what happens next. They can continue to live in the property or instruct the development company to sell with all net proceeds returned to the investor. Title Deeds remain in the investor's name at all times.
The length of time that the investment is tied up for is dependant upon the speed with which the development land can be sold, usually a period of between two and three years in most cases though sometimes much quicker.
As land investments are made in the development land, returns occur as soon as a potential buyer commits to a deposit. The initial deposit taken by First Choice Homes is calculated to cover full payment for the land element of the house purchase.
Once the investor receives his payment for the land the title deeds for the land plot are transferred to the buyer, thus securing the buyer's payment. Further staged payments then take place until completion of the construction phase for the buyer but as the land investor has no interest in this phase their funds are no longer required. Available for investment in future First Choice Homes' developments or whatever else the investor decides!
Show Home agreements are usually for a period of two years. At this time the show home may be sold by the developer and all proceeds returned to the investor or the investor may continue to live in the home without further obligation. ![]()
On selected investment opportunities the property investor has the option to receive regular income payments. Buy To Rent allows a regular quarterly, six-monthly or annual income with guaranteed rates of between 8 & 10% p.a. This represents far better returns than are on offer from offshore or investment banks for comparable investment sums.
